The sale. Date, days left, judgment, opening bid when set, lien position, case number, attorney and their phone.

The county record. Owner of record, owner-occupied or not, property class, acreage, last deed date and price, years held, and where the tax bill goes. Pulled from the county's parcel data the same morning, not from a vendor a month later.

Who's foreclosing. Bank or servicer, securitized trust, credit union, HOA, or a private individual, and what that usually means for the price and the flexibility.
