How to read it. Judgment is what the foreclosing party is owed, not the price and not the value. An HOA lien with a five-figure judgment on a house worth six figures is an owner with equity and a small problem; that is a knock, a letter, or a text before the sale, not a bid. A bank first mortgage near the value is a courthouse bid. Sales are 11:00 AM at 100 Broad St, Suite 266; bidders register by noon the Monday before; the winning bidder puts down 5% on the day and the balance within 30 days; the buyer takes title subject to senior liens, and HOA-lien sales are subject to the mortgage.
